Site Readiness Review (SRR)

We review and validate – or question – the information you send our way, so we can provide decision-grade site diligence and feasibility reviews for construction lenders and equity providers of all types. Our clients can structure terms, reserves, and timelines with confidence and can make better investment and collateral decisions when they have the information and analysis we provide.
An SRR consists of the review and analysis of a variety of reports and assessments provided by our clients, including:
- Property and surroundings: existing site conditions, adjacent uses; ALTA and boundary surveys; title commitments.
- Zoning and land use compliance: zoning classification, overlays and other restrictions; permitted-use; future land use; PUD/special approvals.
- Entitlements and approvals: status of plats and site plans; key milestones and timelines for approvals; civil construction document progress (utility, grading, drainage); correspondence with relevant municipal staff and other public agencies.
- Utility access and capacity: service availability; will-serve and capacity confirmations; off-site improvements required by the municipality/other government agency.
- Floodplain, wetlands, environmental and geotech: FEMA flood zones and floodplain restrictions; wetlands delineations, verifications, permits and mitigation; Phase I/II (if applicable); cultural and natural resources and endangered species reports; soils and geotechnical reports.
- Roadway and site access: access roads and ingress/egress; existing access easements; TIA and required offsite improvements.
- Permits and licenses: status of site development and building permits; special permits required; expected process and timing.
If deeper dives or continued support are required, we can expand our services to meet client needs, including as follows:
- If any approvals are missing, or if ongoing engineering work is required from the client’s engineering consultant, we will monitor the approvals and work from the engineering consultant to confirm it is progressing and current on payments received.
- If applicable, we will review utility easements in place and research utility easements that are required but not yet in place.
- Coordinate directly with civil engineers and land-use counsel to confirm status and next steps.
Our findings memorandum will:
- Summarize findings and areas of concern.
- Contain clear recommendations suitable for credit or investment committees.
- Include one revision cycle and an optional follow-up walkthrough (virtual or in-person) to discuss key findings.
